It has rained all day for the last 3 days here in Jax, which is a bit unusual considering the temps, but surprisingly no lightning.

I personally think Florida is a more interesting state than it's given credit for. Sure the weird gets covered a lot, but it's a surprisingly eclectic state that just happens to do everything in shorts and sandals. Sure, California is better, but it's also way, way more expensive.

Florida is an insane state, no question. But it's also never, ever, EVER boring

I loathe Miami with every fiber of my soul, but I'll admit I can also have 87-versions of a great time there on any given night.

Don't forget there is only one true ruler of college football in Florida, the always humble Florida State Seminoles. It is also the best college in the State.

I won't recommend buying anything right off the bat, but after being here for close to two years I bought a townhome on the beachside for $160K (bought in 2010). I've had it for four years and it's in an area where there is very little land for development and is actually starting to undergo good renovations. Finding something for under $200k on the beach side in FL used to be unheard of, but the people who owned it were desperate to sell. There are still quite a few properties for sale, but nowhere near what I saw when I was first getting established in the summer of 08. There were at least two homes for sale on every block . People have been buying like crazy in these parts, but I think it's due to places suddenly being affordable.
That said, I recommend renting when you first get here as once you get a home you need to get insurance, which is just about as much as rent in some parts of the U.S., and if you live on the beach side you are forced to get it from the state run agency, as no one else will insure you . This is a known issue as even celebrities have to use this agency.

Most of the homes being snapped up (driving up prices) are being done so by investors. It's like no one wants to bother learning their lessons.

Don't forget about the sinkholes. Most are in the Tampa area and some along the west side of I-4.

Its not like my cousin works as handy man. He works at the airport repairing airplane engines

My townhouse is zestimated at $5k less than what we paid for it in 2004. It was probably overpriced in 2004, so I don't think that's too bad. Yeah, it should probably be higher, but as bad as things got with the crash, prices have come back a lot.
