Latter Days, two different versions?

Latter Days, two different versions?
There are listings for two different versions of "Latter Days." There is an unrated and a theatrical version. Does anyone know the difference between these two versions? Is there any information on what is added to the unrated version, or what the time difference is between the two editions?

wow, well that's new news to me, I didn't realize that this film would have had footage that would qualify it to get a NC-17 rating, might have to rent this to see what I was missing.

To further confuse the issue, there's a "rated version" and an "unrated theatrical version", and several sites list them both as being 107 minutes. I ordered the theatrical version at DDD (the only one they have listed) for just $14.98

so... ?? the theatrical print was unrated and for the video release an alterated R-rated approved cut of the film was made? I cant seem to think of any scene that skirted toward NC-17 content.
