I have bought and sold 3 homes. I have friends with similar incomes who live in the area, have bought and sold similar homes. None of us are making (nor losing) a whole lot of money.

Well, that's a lot of numbers, but your math is still messed up. You forgot to include the closing costs. You forgot PMI, unless you put down 20%. You forgot the interest you could earn on that...

Again, only when you sell. At a profit. And you can't deduct maintenance. So what expenses are you talking about?

It was miserable then because the average rate of return was 4% over the long haul. Because people don't factor in the cost of upkeep, and the cost of moving frequently and refinancing frequently.
