Most likely Star Wars since is the first movie I remember waiting for a replay on TV. I don't even have a recollection of a first watch I just remember being in my mother's womb and wanting to watch it again.

Just realized the Xtro DVD is a double feature with Xtro and Xtro II, so both movies watched twice instead of Xtro watched 4 times, so it's a tie between Night of the Living Dead (1990) and Independence Day, but that's only since 2010 which is when I bought DVD Profiler. I'm still going to suggest Wizard of Oz probably takes it, real world viewing is probably 10 times at least.

Theatrically: Star Wars. About a dozen times (stopped counting at 10) in theaters, including a re-release (prior to the A New Hope title crawl addition) sometime in 78 or 79.
Non-theatrically: The Wizard of Oz. Lost track of how many times I've seen it, but considering it was an annual TV ritual when I was a kid in the 60's, it's probably twice that of Star Wars.
Close runner ups to (maybe even surpassing) SW would be the original King Kong, 7th Voyage of Sinbad, and numerous other Harryhausen films... all of which were also annual TV rituals in my youth during the Thanksgiving to Christmas holiday period.

If we are talking theatrical then this one hands down. Probably saw it at least 9-10 times when it came out in the theater.

Theatrically:
The Royal Tenenbaums
Fellowship of the Ring
Kill Bill Vol. 1
At Home:
Die Hard 3
T2
Die Hard 3 plays as well as Pink Floyd's The Wall for me. I can put it on anytime I'm doing anything. Whether I catch it in pieces or play it in the background.
I used to do that with a lot of movies (Goodfellas and The Depahted are some other examples). I moved onto TV over the past few years. 30 Rock, Arrested Development, and Always Sunny fill all my holes now. I can play those as easily as I can play a song.

Theatrically:
The Lion King - probably went to see it 6-8 times during its original release. Then went for the IMAX release in the late 90's. Then took the kids to see it a couple years back when they rereleased it in 3D.
At home: Unsure of the clear winner but Star Wars Trilogy, Back to the Future, The Crow, & Braveheart would all be contenders.
Ironically enough, I've probably only watched the Lion King at home a few times.

Movies that I've probably watched at home between 10 and 15 times are Matrix, Eyes Wide Shut, Bladerunner, Fifth Element, Maltese Falcon, and Bob le Flambeur.
There are only three movies that I've seen three times in the theater -- Fantasia, 2001: A Space Odyssey, and Rocky Horror.

Hard to say, probably a tie between Star Wars and Back to the Future (with the original Star Wars and BTTF trilogies maybe third if you count them all as one movie). I'm sure I saw Dumbo, Pinocchio, Ghostbusters, and The Wizaed of Oz probably about the same amount of times. A good amount of movies made in the 80s and 90s I saw a bunch of times, most which have already been mentioned in this thread.

I find it quite interesting that there are quite a few movies in this thread I have never seen, and quite a few that I have little to no interest in seeing.

Theatrically: Titanic, three times.
Not because I thought the movie was amazing. I mean, it is a good film and back then it was the movie event of the year. Everybody I knew went to see it. First time was with friends. Second time with colleagues from work. Third time with family and friends.
at home: The Silence of the Lambs.
I was kind of obsessed with this movie. I used to watch SOTL at least twice a year throughout most of the 1990s. My VHS copy was pretty much worn out.

Okay...if we're talking theatrically only:
Six times each: E.T. the Extra-Terrestrial and Friday the 13th (1980)
Five times each: Crouching Tiger, Hidden Dragon, Star Wars, and Across the Universe
Four times each: Rocky and Friday the 13th Part 2
