I figured I'd wait for the Blu-ray on Panic Room and if this is really Fincher's preferred cut of Zodiac, I think I'd rather have that.

Usually, yes. I'll have to listen to the commentary track and hear why he prefers this one -- the differences between the cuts, etc. Not always the case. I liked the studio cut of "Payback" better than the director's cut. The director's cut lost a lot of the humor in the studio version of "Payback" -- in my opinion.

And the Zodiac director's cut is excellent, both as a film and for DVD supplements.
Have you listened to Fincher's audio commentary with Robert Towne on the Chinatown "Centennial Collection" DVD?

The cutting of Zodiac was done by Fincher to shut the studio up; the changes are far from drastic, but do make the passage of time more clear.
Had they waited, the Blu-Ray/DVD would have likely been both cuts, but the studio demanded an early DVD release, so he told them to dump the theatrical cut on barebones disc.

I also considered waiting for the Chinatown Centennial on blu-ray, but the DVD is out of print -- so who knows if that will ever happen either -- or if what is released on blu-ray will have the Fincher/Towne commentary...
Someday we will be able to make our own blu-rays based on the extras out there. I'll be the moron paying $100 for a title because I will have *everything* put on it.
Then there are people out there like Edgar Wright that put *everything* on the first release of their films on blu-ray.

B&N's store search is also worth a shot, occasionally an OOP Paramount title will pop up. I was able to find Hud this way.
