What are all the different versions coming out in a few days? I am interested in an extended version...

To answer your question, there are three disc packages coming out:
1-Disc DVD
2-Disc DVD
2 Disc Blu-Ray
The first will include the theatrical and unrated versions on one disc with no features. The second one will have the theatrical and unrated versions on one disc with a commentary and some video features, and a Digital Copy as Disc 2. The Blu-Ray will be the same as the 2-disc DVD.
To answer your question, there are three disc packages coming out:

I have read on reviews that the 1 disk dvd WILL include the special features (the 2 commentaries and the featurettes.). I have also read that the Blu-ray release WILL NOT have the US theatrical release.

I already got this in at work, the single disc dvd has just the extended cut and the theatrical cut on it with no extras. The Bluray has both cuts plus extras, and a digital copy.

That's why Fox's digital copies are a rip-off: you're still buying a one-disc DVD, but you're paying extra for the bonus features. It's pretty lame.

The former is probably a misconception by DVD reviewers because Fox sends out screeners more than final product. Fox doesn't send you a "screener" of the Digital Copy. Since most Fox 2-Disc DVDs contain a single disc DVD and a Digital Copy, people think they're getting the one-disc when they're not because the review copies are only the one DVD disc.
That's why Fox's digital copies are a rip-off: you're still buying a one-disc DVD, but you're paying extra for the bonus features. It's pretty lame.

Actually the 2disc dvd has a half of a slip cover, just the front cover glued to the plastic wrap. Very strange.

The extended cut is just the overseas version right? Which seems to be longer by 2 seconds. Is there another cut?

The unrated cut is better. There is at least one alternate take in the movie as well (much better), so that wouldn't change the runtime.
