Stairs would be a necessity, since there's no bathroom on the ground level.
That's the major negative...but ultimately it's gonna have to be something I look at obviously.

Well it's possible there's something else entirely going on and you don't need surgery. That said, if you have surgery I'd recommend setting up shop on whatever floor you have a bathroom. You do not want to be regularly going up and down stairs at first.

For what it's worth, I hurt my knee 12 years ago when I fell down some stairs. My knees felt really weak and I would get a crushing type pain whenever I was standing motionless. I was certain I had a torn cartlidge after reading all the shit on webmd.
The MRI revealed that my problem was the supporting knee muscles had become weak and deteriorated probably from lack of exercise after the injury. After a month of physical therapy and home exercises, I was back to normal. |

And the verdict is...partially torn ACL. Doc says surgery isn't necessary, just therapy to strengthen the knee. Also have some fluid buildup that they may drain next week.

I'm having issues with one knee too, but now that you posted this there's no way I can ask right now. Fortunately, it looks like I have at least 15 years before I should worry about it.
