Sim City Experts Needed

I've got a problem with Sim City 3000 Unlimited. I've looked all over the web for the answer.

I've built a utopian city - basically, no pollution, high land value everywhere, lots of water, high police coverage, all high tech industry - anyway, you get the picture.

The city had a population of over 300,000. Everything's going perfect, when . . . all of a sudden, everyone's fleeing the city. The only complaint is high taxes (Thus, I lower them to 4% . . 3% . . 2%) They keep fleeing! The population is now 97,000!!!

I'm also connected through highways, railroads, roads etc. to all four surrounding cities.

My utopian city is becoming a ghost town, with no explanations at all! What gives?

Anyway, it's one of those things that really aren't that important, but grates on you over and over again.

Anyone had this happen to them? Any suggestions?

is property value too high? are people selling million dollar homes to move into equally sized, better furnished $100k homes in the next town over?

Is there such a thing as a "Sim City expert"? And if so, would anyone really cop to it?

Now, "Super Mario Brothers" expert. You gotta give mad props for that, dog.

Well, see, that's your problem. You have roads to other cities. Eliminate the roads and they can't escape! They're yours forever! You own their little lives! Muhahahahahaha!!

I know that in the late game you have to destroy most of your industry and build more commerce, but in order to have no pollution you probably did that already. You can send me the map if you like, so long as it is under 10 meg

I finally figured out the problem. My majority population's age was getting very old. I only had an employment rating of 44%!!!

Anyway, it's getting back up there now, and the population's growing again.

On a side note, I found out how to get the sim castle. Very cool!!
